For an average-sized Auckland home, a full reroof generally runs between $15,000 and $45,000. That figure is for the roof itself — stripping the old one, disposal, underlay, the new roofing, flashings and scaffolding. Where you land in that range comes down to roof size and pitch, how easily we can get to the property, and the material you choose. Associated work often sits outside that number: spouting, skylights, insulation, painting, or anything needing a builder may be included or quoted separately depending on your scope, so when you're comparing quotes, check what each one actually covers. One thing most quotes don't include is the structure underneath. Rot in purlins and rafters can't be seen until the old roof is off, so it's worth asking any roofer what happens when they find it. Longer than most people expect, and less than the brochure figures suggest — because Auckland is a marine environment and salt is the main thing that shortens a roof's life. Manufacturers set warranty terms by corrosion zone and profile, so a house in Herne Bay and one in Pukekohe aren't on the same clock even with identical roofing on them. If you want a general number, a well-maintained roof should perform for 30 to 60 years. Maintenance matters more than most people realise: washing the sheltered areas that rain doesn't reach is a condition of most manufacturer warranties, not an optional extra, and most declined warranty claims come down to maintenance rather than workmanship. That depends on two things: your goals for the property, and your roofer's recommendation. Start with your own question. Is this your forever home, a rental, or something you'll pass on to your children? If you're selling, think about the incentives of a buyer, who'll be looking for any reason to push your price down. Then there's ours. Before we recommend a repair, we ask whether it will substantially extend the life of the roof and add value. If it won't, replacement is the option to take. A targeted repair doesn't always carry a guarantee — a replacement comes with manufacturer and workmanship warranties. Usually not. Most straightforward reroofs — replacing what's there with the same or an equivalent material, without changing the roof structure — fall under the exemptions in Schedule 1 of the Building Act 2004. There are exceptions, and they depend on your particular property, so it's worth confirming with Auckland Council rather than assuming. One thing worth knowing either way: an exemption from consent isn't an exemption from the Building Code. All building work has to comply, whether or not an inspector ever looks at it — which is exactly why it matters who does the work, and whether they're a Licensed Building Practitioner. No. You can stay in the house as normal, and if the property is tenanted, your tenants can stay put too. There will be some disruption — scaffolding goes up around the house and stays until the job is signed off, and access to parts of the property will be affected while we're working. Roof removal and installation is also noisy. We'll talk you through what to expect before we start, and work with you so everyone can get on with their day as normally as possible.

It depends on the size and complexity of the job, the time of year, and the materials being installed. As a general guide: smaller repairs 1 to 3 weeks, standard reroofs 4 to 8 weeks, and larger jobs needing more planning 8 to 12 weeks. Roofing is weather-dependent, so dates can move.
