What Our Workmanship Warranty Covers

There are two warranties on a new roof. The manufacturer warrants the material, and we warrant the work. Our workmanship warranty runs for 5 years and covers our installation, the flashings and the weathertightness of the roof. On residential work, the Building Act 2004 also gives you implied warranties that can be enforced for up to 10 years. The paperwork is issued at practical completion, once the account is settled in full.

The Installation Itself

The roofing, flashings, fixings and junctions we install, laid to the manufacturer's requirements, E2/AS1 and the NZ Metal Roofing Manufacturers Code of Practice.

Documentation at Handover

A Practical Completion and Handover Certificate, manufacturer warranty certificates registered in your name, a maintenance log and care guide, and photos of any defective substrate we replaced. Where applicable, a producer statement and a Record of Work.

5 Years on Our Work

Our workmanship warranty is 5 years, on top of the implied warranties in the Building Act, which can be enforced for up to 10 years on residential work. Material warranties are set by the manufacturer. Targeted repairs carry their own terms, which are set out in your quote.

General Warranty Terms

A workmanship warranty covers the work we carried out. It doesn't cover everything that can happen to a roof afterwards, so it's worth being clear about where the line sits.

What It Covers

Defects in our installation, flashings and weathertightness for 5 years. If something we installed hasn't performed as it should, we come back and put it right.

What It Doesn't Cover

Storm or impact damage, work altered by others after we finish, problems caused by the existing structure or by other trades, and failures that come back to a lack of maintenance.

Your Part

Maintenance is a condition of both our workmanship warranty and the manufacturer's warranty. Your corrosion zone and maintenance intervals are set out in the documents we hand over, along with a maintenance log to keep up to date.

If You Sell the House

Manufacturer warranty certificates are registered in your name, not ours, and may transfer with the property on the manufacturer's terms. Our workmanship warranty can transfer too: the new owner needs to ask us in writing within 30 days of settlement, hold the maintenance log, and the maintenance must have been done.

None of this replaces your rights under the Consumer Guarantees Act 1993 or the Building Act 2004. Those come first, and they stay with the house whether or not a warranty is transferred.

How Long Are Roofing Material Warranties?

Material warranties come from the manufacturer and can run for up to 50 years. The period for your roof depends on the product grade, the exposure zone, the roof pitch and the colour. Spouting and downpipes carry the manufacturer's warranty on the supplied product, and membranes and specialist systems carry their own. We check the warranty period at the quoting stage, so you know what yours will be and can upgrade if you want to. Once the job is finished, we hand over the warranty certificates and the maintenance guide.

Frequently Asked Questions

Common Questions About Roof Warranties

What's the Difference Between a Workmanship Warranty and a Defects Liability Period?

A simple way to think about it: the defects period picks up things that don't look right, like a scratch or a dent, even when the roof is working fine. The workmanship warranty is about performance. Is the roof doing its job, or is it leaking because something wasn't installed correctly? The defects period covers the first 12 months after completion, and our workmanship warranty runs for 5 years.

Why Is the Defects Liability Period Only 12 Months?

Twelve months takes a new roof through every season, which is long enough for anything that doesn't look or work right to show itself. It's a quick fix-it period, not the end of our responsibility. After 12 months, our 5-year workmanship warranty still covers how the roof performs, and on residential work the Building Act's implied warranties apply for up to 10 years.

What Is the 10-Year Implied Warranty?

On residential building work, the Building Act 2004 gives you implied warranties: the work must be done properly, with suitable materials, and comply with the Building Code. They apply whether or not they're written into your contract, and they can be enforced for up to 10 years.

What Isn't Covered by Your Workmanship Warranty?

Storm or impact damage, work altered by others after we finish, problems caused by the existing structure or by other trades, and anything that comes back to a lack of maintenance.

Do I Have to Maintain My Roof to Keep the Warranty?

Yes. Maintenance is a condition of both our workmanship warranty and the manufacturer's warranty. Your exposure zone and maintenance intervals are set out in the documents we hand over, along with a maintenance log to keep up to date.

How Long Do Roofing Material Warranties Last?

Up to 50 years, depending on the product, your exposure zone, the roof pitch and the colour. The manufacturer sets the period, and we confirm what yours will be at the quoting stage.

Does the Warranty Transfer if I Sell the House?

Manufacturer warranties may transfer with the property on the manufacturer's terms. Our workmanship warranty can transfer too: the new owner needs to ask us in writing within 30 days of settlement, hold the maintenance log, and the maintenance must have been done.

Are Roof Repairs Covered by the Same Warranty?

Targeted repairs carry their own terms, which are set out in your quote. A repair often has to work with older materials we didn't install, so it can't always carry the same warranty as a new roof.
