Architectural & New Build Roofing
Roofing installation for architectural homes, new builds and design-led projects across Auckland. We work with homeowners, architects, builders and developers from planning and material selection through to installation and handover.
You're building and you want the roof detailed properly, not just made watertight.
New roofing meeting existing work, where the junctions decide whether it holds up.
You've specified something that needs to be built the way it was drawn.
You need a roofer who turns up when the programme says and closes the building in.
You need certainty on cost, programme and the documentation at the end.
Bring us in while the drawings are still changing. We'll look at profile, substrate, falls, junctions and corrosion zone, and flag anything that will be difficult to build or maintain before it's locked in.
We provide estimates and fixed-price quotes from your drawings and specification, whether it's for a client's budget, a builder's tender or the wider project. Scope, inclusions and exclusions are set out clearly so everyone is comparing the same thing.
Once we're engaged, we confirm the programme, colour, profile and materials, place the material order, and agree access and site requirements with the main contractor or owner. Where required, a building contract sets out the payment and progress schedules.
We install to the drawings, the Building Code and the NZ Metal Roofing Manufacturers Code of Practice, working with whoever is running the project. Where a design or junction requires additional problem-solving, we suggest practical solutions. The same crew stays on the job from start to finish, so the line of communication stays clear.
The completed work is inspected and walked through with the architect, builder, main contractor or homeowner to confirm it has been installed correctly. Anything minor still outstanding is recorded with a target date.
As Licensed Building Practitioners, we provide a Record of Work and a PS3 producer statement where the project requires them, along with supplier and workmanship warranties, a maintenance log and any other completion documents.
Getting Started
To price your project accurately, here's what we'll need from you.
Plans, elevations and roof plan, plus the specification or preferred roofing system.
So we can confirm the wind zone and corrosion zone, which shape the materials and fixings the roof needs.
Name, email and phone number for whoever we'll be working with, whether that's the owner, builder or main contractor.
When you're hoping to start, so we can check it against our programme.
Frequently Asked Questions
Ideally while the design is still being developed, before the drawings go in for consent. Several roofing decisions affect the rest of the build. The pitch determines which roofing profiles can be used, so it's worth checking with your roofer which profile they would recommend before the pitch is set. Details such as internal gutters, low-pitch junctions, penetrations and complex joins are also much easier to resolve at the design stage than on site. A design that works on paper isn't always practical to build or keep weathertight, and raising these points early avoids problems later. Involving us early also gives you realistic pricing while there is still room to adjust the design. Changes made after the design is consented usually cost more and take longer.
Every roofing profile has a minimum pitch, so the roof pitch determines which profiles can be used. Most projects then come down to a choice between long-run metal roofing and standing seam. Long-run profiles such as corrugate and trapezoidal are fixed through the sheet onto purlins. They are proven, cost-effective and suit a wide range of designs. Standing seam is held down by hidden clips, giving clean lines with no exposed fixings, and it generally carries a lower minimum pitch than corrugate. On a roof it sits on a solid plywood deck and takes more planning and specialist installation, so it costs considerably more. We install both, using COLORSTEEL® and COLORCOTE® materials. Within what the pitch allows, the right choice depends on the design, the budget and the site's corrosion zone.
We price from your drawings and specification. An estimate gives you a realistic figure while the design is still developing, and a fixed-price quote follows once the design and specification are settled. The main things that move the price are the roofing system and profile, the size and pitch of the roof, and its complexity: hips, valleys, internal gutters, penetrations and roof-to-wall junctions all add work. The material grade needed for the site's corrosion zone, whether wall cladding is included, and site access also make a difference. Standing seam costs considerably more than long-run roofing because of the plywood deck, the purpose-made flashings and the extra installation time.
We agree our place in the programme early and keep it confirmed as the build progresses, so the roof goes on when the building is ready for it. Before we start, we agree what needs to be in place, such as the framing, purlins or plywood deck, scaffolding and edge protection, and we inspect the substrate to confirm it matches the plans and the manufacturer's requirements. Materials are ordered to suit the programme, and the same crew stays on the job from start to finish. Where the roof needs to go on in stages to suit the build, we plan the stages during pre-start planning. Our aim is to close the building in as soon as the work allows.
Most roof leaks start at a flashing, penetration or junction rather than in the roofing sheet itself, so that is where most of our care goes. We review the details on the drawings before work starts and raise anything that will be difficult to build or keep weathertight. Flashings are made to suit each junction, penetrations are flashed to the manufacturer's requirements, and roof-to-wall junctions are coordinated with the builder and cladding installer so each layer laps correctly. On standing seam, flashings are folded and crimped into place wherever possible rather than riveted through the surface. The work is installed to the NZ Metal Roofing Manufacturers Code of Practice and photographed as it goes.
Salt in the air is one of the main things that shortens the life of a metal roof, and Auckland sits between two harbours with a long coastline. How close a property is to the sea, and how exposed it is to onshore wind and spray, decides which material and coating grade the roof needs. COLORSTEEL® and COLORCOTE® both make products for different levels of exposure, and the coastal grades cost more than the standard ones. Fixings, flashings and accessories have to suit the same environment, and the manufacturer's warranty depends on the right product being used for the location. We confirm the site's corrosion zone and wind zone from the address, and specify the materials to suit before we price.
Yes. Alongside the roof, we install metal wall cladding, from Eurotray and standing seam to corrugate and trapezoidal profiles, over drained cavity systems. We also install VELUX and Adlux skylights, spouting and downpipes, and we flash the penetrations other trades need through the roof. On new builds and renovations, we coordinate with the other trades on site. Good communication is a big part of how we work. Whether we are the main contractor or a subcontractor, we agree who does what and in what order wherever our work overlaps with someone else's, so work and costs aren't doubled up and nothing has to be redone because a step was taken out of sequence.
As Licensed Building Practitioners, we provide the following documents at handover where applicable: a Record of Work, a PS3 producer statement, the supplier's material warranty, our workmanship warranty, a photographic record of the work, a maintenance log and a completion certificate. Warranty terms vary with the product, the site's exposure and the project. Every warranty is site-specific, so we confirm what applies to your project with you before work starts.
