Insulation & Roof Ventilation

A Reroof Is an Ideal Time to Check Your Insulation & Ventilation

When the roof is being replaced, areas that are normally difficult to reach can become accessible. It is an opportunity to check the condition of the existing insulation, improve it where practical and consider how moisture is being managed within the roof space.

Impact Roofing can coordinate insulation work with specialist installers, carry out suitable insulation upgrades where they form part of our roofing scope, and install roof ventilation where the roof design and moisture conditions require it.

Ventilation is not automatically the answer. Where moisture is showing up in a roof space, it is worth establishing where it is coming from first, because it often enters from the living space below. Adding ventilation without addressing that can move the problem rather than solve it.

The aim is to make sure the insulation, roof space and new roofing system work together rather than creating a moisture problem underneath the new roof.

Why Insulation & Ventilation Need to Be Considered Together

Insulation helps reduce heat flow between the home and the roof space, while ventilation can help remove excess moisture from appropriate roof cavities. Neither should be considered in isolation from the roof design.

Moisture can enter a roof space through ceiling penetrations, poorly ducted extract fans, air leakage from the living areas below and other sources. If that moist air reaches cold roofing surfaces, condensation can occur.

That is why we look at the roof as a system rather than assuming that adding insulation or adding vents alone will solve every problem.

Why Consider This During a Reroof?

01

Better Access

With roofing removed, areas that are normally difficult or impossible to reach may become accessible.

02

Coordinate the Trades

Insulation contractors and the roofing team can work in the correct sequence rather than trying to retrofit work after the new roof is completed.

03

Address Moisture Before Closing the Roof

Existing condensation, dampness or ventilation issues can be identified and considered before the new roofing is installed.

04

Plan the Roof Build-Up Properly

This is particularly important with flat and skillion roofs where the cavity between the insulation and roofing can be very limited.

Why It Matters

Reduce Heat Loss and Manage Roof-Space Moisture

If your home lacks sufficient insulation, you could be losing around 30 to 35% of your indoor heat through your roof. If you also have inadequate roof ventilation, it can work the other way, allowing condensation to form and moisture to build up in the roof cavity, which can eventually show as mould on the ceiling below. Installing or upgrading roof insulation and ventilation offers multiple benefits:

Enhanced
Comfort

A well-insulated home ensures consistent temperatures and energy efficiency.

Healthier Living Environment

Reduces moisture buildup, preventing mould, mildew, and long-term damage.

Reduced Energy Dependence

Decreases reliance on heating and cooling, improving energy efficiency naturally.

Noise
Reduction

Insulation reduces outdoor noise, creating a quieter, more peaceful home.

Frequently Asked Questions

Common Questions About Roof Insulation & Ventilation

Should I Upgrade My Insulation When I Replace My Roof?

It is worth checking while the access is there. That matters most on a skillion roof, or any roof with a cavity so small it cannot be reached from inside, because taking the roofing off is the only practical way in. Other roofs can be accessed internally, so there is less urgency. Either way, a roof replacement tends to prompt a wider look at the roof and at how the building performs as a whole, so it is a good time to at least consider the insulation, and often a good time to get it done. If you are not sure which of those applies to your place, get in touch and we will help you work out which path makes sense.

Does Roof Insulation Need Ventilation?

Yes. An insulated roof cavity needs ventilation. The real question is whether your roof already has it, because many do. The only way to know is an on-site assessment. What we look for is whether there are air gaps at the soffit or eaves, whether there is cross ventilation through the space, and whether air can move naturally from the bottom of the roofing up to the apex. It also matters if you are replacing the roof, because some roof designs change when the new roofing goes on, and ventilation then needs to be considered as part of that work. There is more detail in our blog post, Why your roof needs to breathe.

Why Is There Condensation Under My Metal Roof?

Warm, moist air from inside the house reaches a cold roofing surface and the moisture condenses out of it. That air can get into the roof space through ceiling penetrations, extract fans that are not ducted properly, or air leaking from the living areas below. It is worth finding the source rather than assuming the roofing is at fault, because the fix depends on the cause. Left alone, condensation can wet the insulation and eventually show as mould on the ceiling below.

Why Does My New Roof Have Condensation When the Old One Didn't?

There can be several reasons and an on-site assessment is the only way to know for certain, but there is one cause we are seeing more of. Insulation standards have improved and homeowners are doing the right thing by insulating the ceiling space. At the same time, older roofs, particularly long run steel, often had no building underlay, so air could move up the underside of the roofing from the bottom through to the apex. A new roof goes on with underlay, which closes that path. The warm, moist air in the ceiling space then has no way out, the outside of the roofing is cold, and the moisture condenses where the two meet. The fix is to introduce ventilation so air can move through the roof space again.

Can You Install Insulation During a Reroof?

Yes, and it is usually the sensible time to do it. With the roofing off, areas that are normally difficult or impossible to reach become accessible, and the insulation work can be sequenced properly with the roofing rather than retrofitted afterwards. Depending on the scope we either carry out the insulation upgrade ourselves or coordinate a specialist installer. Either way it is programmed in rather than squeezed in at the end.

Can You Insulate a Flat or Skillion Roof?

Often, but the timing matters. Flat and skillion roofs have very little accessible space above the ceiling, so there is usually no practical way to reach the cavity without removing the roofing. That makes a reroof the real opportunity. These roofs also need the build-up planned carefully, because the gap between the insulation and the roofing can be very limited and that affects how moisture is managed. We work through that with you before the new roofing goes on.

How Do I Know if My Roof Space Needs More Ventilation?

It depends on the roof rather than on a rule. Condensation on the underside of the roofing, insulation that is damp or mouldy, or a roof space that feels humid are all worth investigating. The right response comes from understanding the cause, which means looking at the moisture sources, how much air is leaking from the living space below, how the roof is built and what ventilation it already has. Some roofs perform perfectly well without additional ventilation. If you are seeing any of those signs, get in touch and we will take a look.

Will Roof Ventilation Stop Condensation?

Not on its own, and not always. Ventilation can help remove excess moisture from a roof cavity, but if the moisture is getting into the roof space from the house below, adding vents can move the problem rather than solve it. The useful first step is working out where the moisture is coming from. Once that is understood, ventilation may well be part of the answer, and on some roofs it is not needed at all.

Do You Install the Insulation or Coordinate an Insulation Contractor?

Both, depending on the work. We carry out insulation upgrades where they form part of our roofing scope, and we coordinate specialist insulation installers where the work is better done by them. Roof ventilation we install ourselves where the roof design and the moisture conditions call for it. The point is that the roofing, the insulation and the roof space are considered together rather than handled as separate jobs by separate trades.
