A roof report should give you more than a list of defects. Impact Roofing inspects residential and commercial roofs across Auckland and gives practical recommendations based on what we would actually do if we were carrying out the work. We identify what needs attention now, what can be monitored or left alone, what we recommend doing next, and the likely cost of the work.
| Call-out | Price (excl. GST) | What you get |
|---|---|---|
| Leak investigation, single storey | $180 | Up to 30 minutes on site. We find the likely cause of the leak and quote to repair it. If the quote is accepted, the fee is waived. |
| Leak investigation, two storey | $250 | As above. The job requires a two-person team due to the height and the safety considerations, or a drone survey where that's practical. If the quote is accepted, the fee is waived. |
| Quick turnaround pre-home purchase assessment | $350 | When you're buying, you may not want to commit to thousands of dollars on reports for a property you might not end up with. This is a fast pre-purchase check: we assess the roof, take photos, and ring you while we're still on site to tell you what we've found and what we'd recommend. We follow up by email with the photos. The intention is speed, so you can make a quick informed decision. |
| Insurance leak call-out | $350 | We identify the likely cause and photograph the roof, the internal roof space where practical, and the damage below. You get a quote to repair, plus a brief written summary of the cause to submit with your insurance claim. |
| Full assessment report | $1,200–$2,500 | A detailed written report, priced on the building and the scope. Generally for commercial buildings, body corporates, detailed pre-purchase inspections, larger claims or a maintenance plan, rather than a homeowner with a single leak to repair. |
One thing to be clear about. The insurance call-out gives you a practical report in the form of a quote: the cause, photos and the cost to fix it. That's what most homeowners' insurers need. It isn't a full assessment. If your insurer, body corporate or lawyer needs more than that, the full report is the right tier.
Water can travel before it shows inside. You need to find the likely source and understand whether it's an isolated issue or part of something wider.
You want to understand the condition of the roof before committing to the property or taking responsibility for its future maintenance.
The roof is ageing or has had repeated repairs, and you need a practical view of what's worth repairing and what should be planned for replacement.
Particularly useful for commercial property owners, property managers and body corporates who need to prioritise work and forecast future spending.
You need photographic evidence of what has happened, what needs attention and what the next step should be.
You know the roof needs work but don't want to approve repairs without understanding which issues matter and what the right fix is.
We spend time at the property looking at the roof and the areas relevant to the problem, rather than relying on photos from the ground.
Where it's safe to access, we check the ceiling or roof space for moisture, water tracking and other signs of what's happening above.
Where height or access makes parts of the roof hard to inspect safely, drone images help us see surfaces and details we couldn't otherwise reach. It adds to the physical inspection rather than replacing it.
What we find is documented with photos and sorted into what needs attention now, what's recommended, and what can be monitored or left for now.
Because we're also the contractor who can do the work, our recommendations are practical. We explain what we'd repair, how we'd approach it and the likely cost, rather than just listing faults and leaving you to work out what happens next.
Roof surfaces, flashings, penetrations, drainage and relevant accessible areas are checked. Where useful, that includes the ceiling space and drone imagery.
Photos and observations are recorded, along with anything we couldn't access or confirm.
We explain what needs attention, what can wait, the approach we'd recommend and the likely cost.

Frequently Asked Questions
You'll get a clear picture of the roof's condition: what we found, what's causing it, what we'd do about it and roughly what that work would cost. The findings are recorded with photos, and anything we couldn't access or confirm is noted rather than guessed. It's a practical assessment from the point of view of the people who would carry out the work, not a forensic engineering report.
Usually, yes. Water can travel along framing or linings before it shows inside, so the stain on the ceiling isn't always directly under the point where the water is getting in. We look at the roofing, flashings, penetrations, junctions and drainage, and where it's safe to access, the roof space. We can carry out a leak investigation under one of our call-out fees, which are set out on our leak repairs and maintenance page. If it's a minor repair that can be done on the spot, we'll usually do it within that cost. Otherwise, we'll send you a quote.
Yes, that's the point of it. Findings are sorted into what needs attention now, what we recommend doing next, and what can be monitored or left alone for the time being. A list of defects on its own doesn't help you decide what to spend money on, so we tell you which issues matter and in what order.
Yes. We give you a practical view based on the roof's condition: whether repairs and maintenance will add value and extend its life by a reasonable amount, or whether the money is better spent on replacement. If repairs won't buy you much more time, we'll say so. If the roof has life left in it, we'll say that too, and explain what needs doing to keep it going.
Yes. We're the contractor, not just the inspector, so our recommendations come with a practical solution, how we'd approach it and, where the scope is clear, a price. For most residential properties with a clear scope, the quote for that work is free. However, if the scope isn't clear and needs investigating, the inspection itself is a paid service, with the fees set out on our leak repairs and maintenance page, because you're asking us to find and assess the problem rather than price a job you've already defined.
Both, where they're useful. Where it's safe to get in, checking the ceiling or roof space shows moisture, water tracking and other signs of what's happening above the lining. A drone helps with high or difficult areas that can't be reached safely on foot. Drone images add to a hands-on inspection rather than replacing it, because some things can only be confirmed up close.
Yes. We do a roof-specific overview for buyers and sellers, covering the condition of the roof, what it's likely to need and roughly what that would cost, so you can factor it into your decision or your negotiation. It isn't a full pre-purchase building inspection to NZS 4306, and it doesn't cover the rest of the house. Where you need a detailed report of that kind, we'll point you to a specialist who does them.
It depends on what you need. A straightforward site assessment, with photos and a brief written summary of what we found, is the lowest cost. Two-storey properties cost more, because we need either a second person for safety or a drone. A roof overview for buying or selling, and reports for body corporates or large commercial roofs, cost more because of the size and complexity. These services start from $180 plus GST, and the costs are set out on our leak repairs and roof maintenance page. Tell us the property and what you need the report for, and we'll confirm the fee before we come out.
